PropTech SaaS · Agent Productivity Tools · B2B

A PropTech SaaS platform selling CRM, lead routing, and market analysis tools to independent real estate agents needed to scale trial signups beyond its existing referral base. The trial-to-paid conversion rate was a known strength at 34% — the challenge was getting qualified agents into the trial funnel at sustainable CPL. We built a Meta + LinkedIn dual-channel architecture delivering 4,200 trial signups at $19.80 CPL, generating 1,428 paid conversions at an effective CPA of $58.

The Setup

What we were working with.

The Problem

SaaS for real estate agents is a crowded market — 40+ platforms compete for the same independent agent attention. Generic productivity claims ("save 3 hours per week") have no differentiation. The conversion funnel from ad click to trial signup to paid subscription requires creative and messaging that maps directly to an agent's existing workflow pain points.

The Audience

Independent real estate agents with 1–5 years experience, associated with small brokerages or operating independently, in high-transaction markets. LinkedIn targeting by job title (Real Estate Agent, REALTOR) layered with platform membership signals. Meta retargeting of LinkedIn visitors and lookalike audiences of existing paid users for lowest-cost trial acquisition.

Our Solution

Problem-specific creative: ads showing exact scenarios agents recognize ("You just got 12 Zillow leads — here's why 9 of them won't respond to your current follow-up"). Each creative addressed a specific pain point with a corresponding product feature. LinkedIn for cold acquisition, Meta for warm retargeting and lookalike expansion. Trial onboarding email sequence designed to hit first value moment within 48 hours.

What We Learned

The takeaways that repeat.

01
Pain-scenario creative converts 4× better than feature-list creative

Real estate agents are solution-agnostic — they don't want CRM software, they want to stop losing leads. Creative that opened with "You're missing follow-up on 60% of your Zillow leads right now" outperformed feature-highlight creative by 4:1 on trial signup rate. Mirror the problem before presenting the solution.

02
LinkedIn cost-per-click is high but lead quality justifies it for SaaS

LinkedIn CPC for real estate agent targeting runs $4–8, vs $1–2 on Meta. This looks expensive until you measure lead quality: LinkedIn leads converted at 42% trial-to-paid vs 28% for Meta cold audiences. The blended $19.80 CPL masks the channel-level quality difference — LinkedIn's higher CPC was justified by its conversion premium.

03
The 48-hour value window determines trial retention

Trial users who hit their first meaningful product value moment — running a market analysis, importing contacts, or sending their first automated follow-up sequence — within 48 hours of signup converted at 51% to paid. Those who didn't hit that window within 5 days converted at 11%. We built triggered in-app prompts to direct new users to value moments on day one.

04
Lookalike audiences from paid users produce the lowest CPA of any channel

Once we had 500 paid users in Meta's Custom Audience, lookalike expansion from that seed produced trial signups at $12.40 CPL — 37% below the channel average — because Meta's model identified high-conversion-probability users before they clicked. Seeding lookalikes with paying customers rather than trial signups is the key distinction.
